How to Make a Work Schedule for Renters

    • 1). Know what you are responsible for. Though laws vary from state to state, all landlords must provide basic security features like functional doors, windows and lighting fixtures. Landlords are also required to fix any appliances that are malfunctioning due to normal wear and tear. Before you start on your work schedule, check local laws to see what you can and cannot ask your tenants to do.

    • 2). Make a calendar. Your word processing software may enable you to do this on your computer. If you don't have a template, download blank calendars from various websites. You can print out a weekly or monthly calendar. But a monthly calendar is better when scheduling multiple tenants because it gives them advance notice of their duties.

    • 3). Write tasks to perform. Decide what jobs you want the renters to perform. For each day, write down a task and who is responsible for completing it. For example, on a Monday, you might write "Clean bathroom--Sheila." Divide the jobs evenly so you don't give your renters reason to protest.

    • 4). Color code the names. It may take some time for your tenants to get used to a new system. To make the schedule easy for them to read, assign a bright color for each person. Highlight the task and name with a marker.

    • 5). Discuss the schedule with your renters. Have a meeting with them to relay the specifics of each task. If the job is to clean the bathroom, tell them clearly that they must wipe the sink, disinfect the toilet and mop the floor. Ask them for feedback about the schedule and discuss how you can make it better. If renters have work conflicts, you can switch names on the schedule.

    • 6). Tack or tape the schedule to a wall where everyone can see it--a common area where all renters spend time, for example. Also make copies of the schedule for renters to keep in their own spaces.
