Have you already created a list of criteria for the perfect new home?Does it seem to be helping you narrow down the search?Most homebuyers are checking out kitchens, interior finishes, counting bathrooms, and looking for the lot size.
Though these may be high on your criteria list, there are other factors you should consider in order to make a wise investment decision.
Taking some of these factors into consideration is guaranteed to put you and your family in a better situation for the future.
Location, Location, Location!!You have heard it before, and we will tell you again, that location is possibly the most important factor to consider when investing in a home.
Despite the size or condition of a structure, the right location can increase the value dramatically.
Property alone, in a good location, can double or triple in price in a popular area, and it is important to remember that whatever the condition, the house can be repaired or even rebuilt, but you cannot change the neighborhood around it.
Even if a particular home is less aesthetically desirable, it will likely make life more convenient by providing easy access to schools, work, and shopping.
Also consider the position of the home on the parcel of land.
Is it on a dangerous slope, or does it have a great view?These possibilities may dramatically affect the value of a home.
Take a close look at the surrounding neighborhood.
Check out the other homes and perhaps talk to a few neighbors.
There are so many things than can affect the value of a neighborhood.
Do planes traffic frequently overhead or does a train run nearby?Also, how does the house you are considering compare to the other homes in the vicinity?The smallest house in the area is the best investment because the cost of construction is less expensive while the value of the property is pulled up by the other homes.
In other words, it is the cheapest home, but the property may increase exponentially, leaving room for a better sell.
Before you move on to inspecting interior cosmetics or appliances, take a look at the curb appeal of the entire property.
What kind of maintenance does a home like this require?Does it need extensive lawn care, or frequent washing or painting of the exterior?What is a good fit for your family's lifestyle?These curbside factors may cost thousands in additional maintenance, but may also increase the value of the home.
Depending on your budget, size is an enormous factor in home buying.
How many square feet do you actually need or want?How much will you use?If you are have tight budget at all, consider the minimum amount of square footage you and your family need.
If you find the right size house, but all of the neighboring houses are smaller, try scouting out a slightly nicer neighborhood to find the same size or slightly smaller house, which is a much better investment.
There are so many variables to consider when buying a house, but hopefully these tips will help you to narrow the search and make a wise investment decision for the future.
