Student accommodation investment boosted by applicant numbers

University applicant numbers have risen by 2.1% in 2011, which is yet more encouraging news for property investors planning to make a student accommodation investment and take financial advantage of a market that is showing little sign of fading away.

According to the latest University College Application System (UCAS) report, UK applications were 620,897 in 2010 and this has climbed to 633,811 this year, rising by 12,914 in the space of 12 months.

And, investors who were already keen on making a student accommodation investment will have even more reason to jump on the bandwagon now, as more and more students descend into student-heavy cities like Liverpool to spend three or more years studying and living.

It has been widely reported that student living has been transformed in recent years, with new student housing offering students comfortable and safe surroundings, while investors can benefit from rising demand, good opportunities in terms of return on investment, and a fully-managed deal in some student accommodation investment cases.

Property expert Graham Flaherty has noticed a large number of investors flocking to the UK to take advantage.

He explains: "The latest figures from UCAS basically confirm what we have all been seeing, which is a growing number of students demanding properties to live in for three or more years in some instances. Places like Liverpool are now hotbeds for student accommodation investments."

Student halls have transformed in appearance, with some now including modern and fitted kitchens, management offices, gyms, communal lounges and IT rooms. Modern student accommodation is equipped to deal with modern students looking to further their education and identify opportunities for careers at the end of their studies, adds Flaherty.
"There has been a shift in student culture, definitely.

The opportunities that exist in terms of student accommodation certainly reflect that change, which is why they are proving such a popular choice for investors."

Couple this with the fact that universities are being empowered to charge up to 9,000 per year in tuition fees, and it suddenly becomes far more apparent that if you invest in student housing you are investing in a far more business-like higher education model.

Universities are bound to use their cash injections to lure and attract more students and improve their offering in terms of teaching and facilities.
