What is the role of BIM in the execution of renovation and retrofit projects?

BIM which is the short form of Building Information Modeling is optimized by design and construction professionals in all kinds of construction projects for streamlining the construction activities.  The entire Architecture, Engineering and Construction industry totally depend on BIM for unraveling the complications and difficulties which are confronted by architects, engineers, contractors, fabricators, and owners etc. during project lifecycle.

But, how is all that done by BIM Services remains the million dollar question. Well, Building Information Modeling is a process of developing high quality 3D models for different building disciplines such as architecture, structure and MEP which contain sufficient information on the designs of these trades. Models developed for different disciplines can further be added with new dimensions such as 4D, 5D and 6D etc which provide much more project information apart from design data.

Building Information Models can also be developed similarly for renovation and retrofit projects and additional dimensions can also added to them for acquiring detailed project data. For accomplishing this task, Scan to BIM process is performed by AEC professionals. In scan to BIM process the first step remains the application of 3D laser scanning technology which helps in extracting information associated to dimensions and spatial relationship between distinct objects. For extracting such kind of information from an existing building, laser beams are sent to the structure which when get back to the hardware produces point cloud data. Building information remains within these point clouds which are captured through laser beams.  The existing building is scanned from multiple directions for the purpose of obtaining intricate data. All the scans which are captured by survey professionals are stitched together with an intention of acquiring detailed picture of the building. Once the laser scanned data is successfully combined it is provided to AEC firms for the development of BIM models.

The 3D laser scanned data obtained by AEC firms is indexed by modelers so that it can be optimized in Revit. After indexing, the laser scanned data becomes eligible to be utilized in Revit. Once point cloud files are linked in Revit BIM modelers start executing point cloud modeling services after which information rich models are obtained.  Point cloud files can be used for developing BIM models for different disciplines and new dimensions can be added to each model for acquiring explicit information about renovation and retrofit projects. If 4D and 5D models are developed, then design and construction professionals get concrete information on time needed for project completion and total project cost, which is very useful for them.
