Is Your Design Dream an Estate Agent"s Nightmare?

105 10
Ever wanted to paint a wall purple, install a red kitchen, or lay some funky zebra-print carpet? Almost everyone has a design pipe-dream; an idea they love but just can't muster up the courage to do. The fear is that what you love now you may hate in five years time. Even bigger yet, a property with distinctive designs will be a huge hassle to sell.

Of course, this doesn't mean that you shouldn't make your dream a reality. Your home is somewhere where you are going to spend a lot of your time; you should feel comfortable and happy while your are there.
As a Narre Warren real estate agent the question is often asked whether a homeowner should decorate to their own styles or someone else's. If you're looking to sell your property in the short term staying neutral is generally the best and safest bet. This way purchasers don't have to try and look past an overbearing feature that isn't likely to be widely accepted. It's also to be happy in your home, so if you're staying long-term then be true to your own tastes.

Are You Going To Move?

Do you plan to sell your home in the next few years? If so consider that your changes could impact your selling price and make it harder to find the right buyer. When people shop for a home they are often looking for a blank canvas; a place where they can add their own touches. While there might be someone out there who loves zebra print just as much as you, it is far more likely that there will be buyers looking for earthy, natural tones.

Keep in mind the area you live in. You might love your polished concrete floors, but if you live in a suburb full of young families then they might prove unappealing come selling time. The same thing in a CBD apartment could be a huge selling feature.

Big or Small Changes?

Repainting a feature wall in your lounge room is much simpler than replacing a kitchen. If your designs date or you change your mind later, smaller changes are easier to fix than big ones.
