    Supervisory Duties

    • A property manager supervises the leasing or renting of commercial and residential properties such as apartment complexes or strip malls. This duty requires the property manager to advise the property investors to hire a leasing agent and what to charge as rent. As part of this supervisory duty, the property manager negotiates contracts with janitorial services, lawn maintenance companies and waste disposal businesses. The property manager supervises the offices located at each property to ensure they are running smoothly and efficiently. Even though there is not a property manager license in Florida, any business management business that is paid by commission needs a sales or broker's license.

    Financial Duties

    • It is the duty of the property manager to handle all the finances of the properties for the investors or property owners. This duty includes collecting lease and rent payments from residents or businesses, sending out invoices, recording payments from residents or businesses and collecting past due payments. The property manager ensures that the investors are getting a good return and the properties are making the estimated profits. A property manager pays all taxes, insurance premiums, maintenance costs, utility bills, payroll and other expenses incurred by the property. A management company dealing in real estate must have a valid real estate sales associate license to conduct business in Florida.

    Advisory Duties

    • A property manager advises the investors or property owners on ways to increase the value of the properties. This includes advising the investors on ways to increase profits and losses from current commercial or residential properties. The property manager provides the investors with financial reports, the average occupancy of each property and the costs of running each property. This advisory duty reassures the property owners that the property manager is managing their investments and making sure that the properties continue to make money.
