Pennsylvania Real Estate License Regulations

    Salesperson

    • A real estate salesperson represents buyers and sellers of real estate, but does so under the supervision of a real estate broker. You must be at least 18 years old and have the equivalent of a high school diploma. To qualify for the examination, you must complete 60 hours of pre-licensing education from an approved educational provider. The real estate sales person licensing examination is administered by a third-party testing company, PSI Exams. As of January 2011, the examination fee is $56. After passing the examination, you can submit your license application to the Pennsylvania Real Estate Commission. The combined application and license fee is $107 as of January 2011.

    Broker

    • Applicants for a real estate broker license must be at least 21 years old and have at least three years of real estate experience with 200 experience points. The board has a table of experience points that you earn based on the type of transactions you complete or experience you attain. For instance, you earn five points for each commercial or residential sale you complete. In addition, you must complete a minimum of 240 hours of qualifying real estate education. After meeting the minimum experience and educational requirements, you must pass the broker licensing examination administered by PSI Exams. Once you have passed the examination, the Real Estate Commission will issue your license after you submit an application for licensure.

    Cemetery Broker

    • A cemetery broker is someone who facilities the purchase and sale of cemetery plots. Applicants for a license must be at least 21 years old and have at least three years of real estate experience with 200 experience points earned through completing real estate transactions as a salesperson. You can find a table of transactions and corresponding experience points on the Pennsylvania Real Estate Commission website. Additionally, you must complete 60 hours of qualifying real estate related coursework. Cemetery brokers are required to pass the real estate salesperson examination given by PSI Exams. You can submit your application for licensure as a cemetery broker after passing the examination.

    Builder-Owner Salesperson

    • A builder-owner salesperson is someone who sells newly constructed homes for a builder. You must be at least 18 years old to apply for a license. There is no pre-license education or minimum experience requirements for a builder-owner salesperson license. To obtain a license you just have to pass the real estate salesperson examination given by PSI Exams and submit an application and license fee to the Pennsylvania Real Estate Commission.
